A lot of the higher priced listings nobody ever buys, they just keep listing them. I think they do that to set a price reference so when you see that one for $100 less you're like 'wow thats a great deal!', but you can check the completed sold ones to get an idea what the going rate is, and look for the ones that are 'accepting offers' and offer what you can. I've been surprised at what people will accept twice now. If you're in the right range of what you think it should cost, people will accept.
